Common questions
How long does it take to pressure wash a driveway?
A typical two car driveway of about 600 sq ft takes roughly three to four hours with a wand, plus setup, if it is a normal annual clean. Light maintenance work is quicker, and years of algae or oil staining can push it past six. A surface cleaner attachment, the round disc that rides on the concrete, roughly halves that and gives a far more even finish than waving a wand about, which is where the stripes come from.
What PSI should I use for pressure washing a wood deck?
1200 to 1500 PSI with a 40 degree tip, held well back and moving with the grain. Wood is soft, and the damage from too much pressure is not a stain you can wash off later. It raises the grain, furs the surface and leaves wand marks that sanding only partly fixes. Composite is similar, and most composite manufacturers publish a maximum that voids the warranty if you exceed it, so check the brand before you start. Concrete is the surface that takes 3000 PSI, not decking.
Is it cheaper to rent a pressure washer or hire a pro?
For one surface on one day, renting is usually cheaper out of pocket, often by a good margin, because most companies have a minimum call out charge of around 150 dollars that a small job never reaches on square footage alone. The calculation flips when the job runs past a single rental day, when it involves a roof or anything at height, or when you count your own time at anything like a real rate. If you own a washer already, doing it yourself wins on money almost every time. What you are really buying from a pro is the Saturday.
One line in a bigger budget
Cleaning is usually the cheapest part of getting a patio or deck back into shape, and the one that tells you whether the rest of the work is needed at all. Price the whole project once you know.
